Legal Description: All of the following described lot or parcel of real estate, together with the improvements thereon and appurtenances thereunto belonging, situate, lying and being in Grant District, Monongalia County, West Virginia, and more particularly bounded and described as follows, to wit:
That certain parcel which is bounded by the Northeastern right-of-way limits of West Virginia Route 37 (Hagans Road), on the Southwest, Parcel D, and Parcel B on the Northwest, William C. and Rebecca R. Harris and Jimmy L. and Renita D. Shisler on the East, and Larry A. and Jenny S. Layne on the Southeast. A parcel of land situate on the Northeastern side of West Virginia Route No. 37 (Hagans Road), approximately 2 miles Northwest of the intersection of U.S. Route No. 19 in Grant District, Monongalia County, West Virginia, and more particularly described and bounded as follows:
Beginning at a 5/8-inch reinforcement rod (set) corner to Larry A. and Jenny S. Layne on the Northeaster right-of-way limits of West Virginia Route No. 37, and with the Northeastern right-of-way limits of said road for two (2) lines; thence N. 42 49 50 W. a distance of 118.99 feet to a point; thence N. 39 29 20 W. a distance of 158.15 feet to a 5/8-inch reinforcement rod with cap (set) corner to Parcel D, on the Northeastern right-of-way limits of West Virginia Route No. 37 and the Southeastern edge of a uniform 20 foot access right-of-way from West Virginia Route No. 37 (Hagans Road) to Parcel B leaving said road and with the line of Parcel D and said Southeastern edge of a 20 foot right-ofway N. 44 18 10 E. a distance of 767.10 feet to a 5/8-inch reinforcement rod with cap (set) corner to Parcel D and Parcel B, and with the line of Parcel B; thence N. 46 46 20 E. a distance of 648.18 feet to a 6-inch by 12-inch stone (found) corner to Parcel B and William C. and Rebecca R. Harris, and with the line of Harris and then Jimmy L. and Renita D. Shisler, passing a 3/8-inch reinforcement rod (found) at 332.90 feet; thence S. 12 35 40 W. a distance of 566.43 feet in all to an iron roof bolt at a fence corner (found) corner to Jimmy L. and Renita D. Shisler and Larry A. and Jenny S. Layne, and with the line of Layne; thence S. 47 16 20 W. a distance of 957.14 feet to the point of beginning, designated as all of Parcel C, containing 8.289 acres, more or less, as surveyed in November, 2016 by Mon-Valley Surveying, LLC and shown on a Plat attached hereto and made a part of this description.
There is also granted and conveyed as an appurtenance to said 8.289 acres, more or less that certain uniform 20 foot wide access right-of-way being described as follows by a line of its Southeastern edge, which is also a common line between Parcel C and Parcel D. all of the mentioned uniform 20 foot wide access right-of-way is within Parcel D and is intended to connect West Virginia Route No. 37 (Hagans Road) to the Eastern boundary of Parcel B, and is described as follows:
Beginning at a 5/8-inch reinforcement rod with cap (set) on the Northeastern right-of-way limits of West Virginia No. 37 (Hagans Road), and the Southeastern edge of said 20 foot wide access right-ofway, and with the Southeastern edge of said 20 foot wide access right-of-way, and with the Southeastern edge of said uniform 20 foot wide access right-of-way for one (1) line which is a common line between Parcel C and Parcel D; thence N. 44 18 10 E. a distance of 767.10 feet to a 5/8-inch reinforcement rod with cap (set) on the Southeastern edge of said uniform 20 foot wide access right-ofway, a common corner of Parcel D, Parcel C, and Parcel B.
The above described property is conveyed subject to all lawful and enforceable restrictions, rights-ofway, reservations, covenants, easements and conditions set forth and contained in prior Deed of conveyance for said real estate.
