LOCATION/ACCESS

The ranch is located approximately 3.85 miles southeast of Paint Rock, TX. It is 17 miles north of Eden, TX and 50 miles from San Angelo, TX.

From Paint Rock, go south of US Highway 83 for 2.50 miles and turn left on County Road 4606. Follow CR 4606 approximately 2.35 miles and the gate will be just past two green tanks on the left. This gate is the beginning of a 2.50 miles owned easement to the ranch's main gate. This is a brand new road that was constructed in June-July 2023.

ROADS

The interior roads on the ranch are in average overall condition. There are roads accessible via vehicle and most of the other trails are accessible via UTV.

SITE CHARACTERISTICS

The ranch has level to sloping topography. Elevation ranges from 1650-1690 feet. The ranch has multiple ponds on the property that have held water, even through the drought. It has a good mix of brush and cleared areas and the owner has approximately 22 acres cleared that have been historically planted with winter wheat. The ranch is cross fenced into two pastures and there are numerous roads and trails traversing the property. The property has access to rural water (Millersview-Doole) that feeds two water troughs and a pressure tank for the houses. There are multiple valves for shut off, if needed. Vegetation includes native grasses, mesquite, and other plants that are typically native to the subject's area. The ranch retains its agriculture exemptions. Total taxes for 2023 are $5,927.64.

WILDLIFE & HUNTING

There are abundant dove, turkey, hogs, whitetail, as well as varmints typical for the area.

IMPROVEMENTS

There are multiple improvements on the property. There is a mobile home that is covered by a metal awning. Also, there is a 1,400 SF metal building that is fully insulated and has HVAC. This has been used as a bunk house/party building. The mobile home is a 1996 model and is in average overall condition. The owner has replaced the plumbing with PEX pipe. Additionally, there is an equipment shed, deer cleaning shed, and walk-in cooler.

There are no active hunting or grazing leases for the property. There also does not appear to be any oil and gas leases.
