So many of us wish we had a quiet place to get away from it all and have a small farm. In our minds, this farm would be in a community of small farms and ranches where people were friendly and helpful. It would be a safe place that offered a slower pace of life. Its fertile soil would be ideal for our crops and cattle.
Blackland Farm is 90 acres of rich farm ground located in Clarita, Oklahoma, just 1 mile east of Highway 48 and 90 minutes north of McKinney, TX. This property is almost 100 percent suitable for cultivation and is broken into a 50-acre southern field and 40-acre northern field that touch at their corners. In the past, it has been used to produce hay, hay grazer, soybeans, wheat and corn. Corn yields were 25 tons/ac of silage, sorghrum silage yielded 18 tons/ac, hay grazer yield was 5 to 6 four by six bales/ac, and soybeans yielded 50 to 75 bushels per acre. It is partially fenced and could be fully enclosed with additional fencing on the south and west sides of the property. There are three shallow ponds that hold water part of the time; however, they could be deepened to provide more reliable water for livestock. There is a graveled area near the road frontage on the northwest corner of the southern piece of the property. This area could be expanded and potentially used for a homesite and barn.
Given its manageable size and soil quality, we think this would be an ideal farm for someone wanting to grow produce and direct market it. Clarita is known for its Amish community and has two stores and annual auctions that draw visitors from the DFW area. Direct marketing to these visitors might become the basis of your farm to table business. Alternatively, if you just like the smell of freshly plowed soil or the sound of contented cattle grazing, you could always just enjoy a more leisurely farm lifestyle. Given the high price of eggs, raising chickens might not be a bad idea under any circumstances.
Rural water is near the southern end of the property and electric lines run along the 2000 feet of road frontage on the western boundary of the property. A small clump of trees is present on a mound near the southern end of the northern field. This shady spot might also make a nice homesite.
Blackland Farm is a great place for someone looking for an agricultural homestead retreat. Fertile soil, flat fields and a long growing season make this property ideal for growing crops and cattle. If you are interested, please call Chrissy Banks at 765 220 2489 .
