Nevada Ranch with summer and winter range

This ranch is located at the foot of Pilot Peak a historical monument in the High Desert used by early day settler's to find their route west. The ranch has a total of 909.651 deeded acres. At the base of Pilot Peak there are 320 acres which is fenced and has approx. 60 acres of irrigated lands on it with 37 acres of Surface water rights and underground well permit for 130 acres. A new center pivot has been installed in February 2022. Irrigation water comes from a deep well and Shell Creek. A reservoir is used for storage and well water is pumped into it and another pump set up to pump out of it to the two wheel lines now. There are three homes plus a bunkhouse and an older more historic residence. The irrigated fields are fenced with high Elk fencing to keep local Elk out. There are another 589.651 deeded acres we call the North Farm located approx. 8 miles North of the Bar O Ranch. This farm is is fully water righted and has 3 center pivots served by 4 wells. A new well was drilled and another 130 acre pivot installed to serve lands permitted and cseeded into a grass alfala mix. The price of the ranch was increased with these new improvements put into place. The North ranch now has 3 pivots planted into permanent pasture/hay that can be cut for hay or pastured. The ranch has two BLM grazing permits with 291 aum's in the summer use 5/16 to 10/31 in the Lucin allotment and 839 winter use 10/1 to 2/28 and 53 winter use 3/1 to 3/31 also in the Pilot Valley Allotment. If you're mainly interested in Winter range we understand the BLM would be supportive of converting the summer aums in the Lucin allotment to winter use. There is additional Winter aum's in the JP allotment which has a 18 years left in a 20 year lease with option with 395 aum's from 11/1 to 2/28 each year. The lease also includes 294 aum's from 5/16 to 10/31 in the Lucin/Pilot Allotment. This lease helps balance out the spring and fall use.

Owner rates it as 300+ AU with potential for more. There would be excess hay to sell if you're running 300 head. Some equipment is offered at the new reduced price.

The summer use could be balanced with the winter use by concentrating on more irrigated pasture on the ranch and by pasturing irrigated fields. The ranch has good corrals, a hay barn, several barns/sheds, a older shop and two newer shops. There are 3 homes on the ranch all in living condition and in good to excellent shape. If you don't need all the homes there are two of them being rented out now and it provides additional income. North Farm has a 32'x72' Machine shop/storage building on it. Great income potential on this one with the price of hay and payments being received for drought insurance and low cost of running 300 head of Cows.
