NEIGHBORS: The Hill Ranchs neighbors are mostly similar sized, except for the massive Silver Lakes Ranch, over 50,000 acres of remote and mostly undisturbed and heavily covered mountains, valleys, ridges, and creek bottomlands. On its far northwest, the Hill Ranch shares a short common boundary with Silver Lakes, which has not been commercially hunted for many, many decades. With just one neighbor to the west and one to the south separating Silver Lakes from the Hill Ranch, there is a perpetual supply of game and other wildlife migrating over the low fences from Silver Lakes to the Hill Ranch and its neighbors. Any game taken on the Hill Ranch is sure to be quickly replaced and the genetics benefit from a continuous mixture of animals wandering from one creek bottom habitat to another.

GAME & WILDLIFE: Hunters will find White-tail, Axis, Sika, transient Elk, Rio Grande Turkey, feral hogs, bobcat, raccoons, and the occasional mountain lion, to name a few, roaming the hills and draws. Rock squirrels, porcupines, Roadrunners, armadillos, foxes, and many other critters populate the ranch and entire area.

TOPOGRAPHY & COVER: The ranch is predominantly characterized by deep canyons separated by high hills and ridges. The mountains, ridges and some of the canyons are heavily covered in cedar and other native brush, while some of the wide canyon bottoms have been cleared of cedar leaving broad, open swaths of pasture dotted with big liveoaks and other hardwoods. This topography and cover provides numerous places for deer feeder locations - you and several guests could hunt at the same time and each hunt a different location the next day.

IMPROVEMENTS: At the headquarters, an older model 14 x 40 trailer house provides a warm and dry place for long weekend hunts or a temporary shelter while you build your dream ranch home or hunting lodge. Electricity comes to the headquarters. A small set of livestock working pens needs a little maintenance to be in good working condition.

ROADS & ACCESS: Good pasture roads provide two-wheel drive access to some of the big canyons, while four-wheel drive, side-by-side buggies, and 4-wheelers are needed for some of the more remote canyons and ridges. Access to the ranch is by county road ending at a neighbors gate, then a short distance across the neighbor by private easement to the Hill Ranch gate. One other neighbor crosses the Hill Ranch a short distance on a private easement.

WATER: Two small ponds supplied by dependable springs draw and hold game on the ranch. Two water wells, one shared with a neighbor.

FENCES: Fences are in good to poor condition. The Hill Ranch shares a deer proof fence line with one neighbor.
