INDIVIDUAL TRACT DETAILS:

TRACT 1 (20 +/- acres): ***SOLD*** All high land, with no flood zone, this tract is mostly grass as you enter from CR 308. Several tall 50 ft+ trees line the back part. It is mostly flat but has a wash that runs through it that could probably be used to build a pond. Mostly native grass, with some brush. LIST PRICE: $8,000/acre | $160,000 total

TRACT 2 (47.6 +/- acres): ***SOLD*** This tract has more creek frontage than the other tracts, following Brushy Elm Creek for approximately 0.54 miles along one side. While over half of this tract is in the 100 yr floodplain, 20 acres is still in higher ground not in the floodplain that provides plenty of space to build. Except the trees that line the creek, the land is all in coastal pasture. It has been recently baled, so it is mowed and clean. The largest tract being offered, it provides space to run some cows or horses, with still being able to bale your own hay. LIST PRICE: $6,500/acre | $309,400 total

TRACT 3 (23.337 +/- acres): The tract is approximately one third of a mile long, giving the land lots of variation in topography and features. A wash cuts through the middle, which has a small pond built off of it. In the back it joins Brushy Elm Creek for 550 +/- feet. About 8.4 acres is in the 100 yr flood plain, with 9.6 +/- acres available to build on. Electricity and county road access is located on the north end at CR 327. LIST PRICE: $8,800/acre | $205,365 total

TRACT 4 (20.3 +/- acres): ***SOLD*** This tract has lots of variation as well, with a tree lined draw, large half-acre pond and 1,000+ ft of creek frontage along a wide bend. 430 ft of road frontage on CR 327 allows you options as to where you can build your entry gate. The pasture is mostly in coastal grass. This tract has some really nice views up by the pond, looking across the pasture down to the creek. Across the horizon are miles and miles of other farms and ranches. 14.7 acres are out of the flood zone, so you have plenty of space to build. LIST PRICE: $9,500/acre | $192,850 total

TRACT 5 (15 +/- acres): ***SOLD*** This beautiful piece of land has approximately 930 ft of creek frontage and only 4.8 acres in the flood zone. The tract has a really nice draw dividing it into two pastures, one for grazing and one in the back by the creek that is private for wildlife viewing. LIST PRICE: $9,500/acre | $142,500 total

TRACT 6 (17 +/- acres): ***SOLD*** This tract has huge trees, with frontage on both Brushy Elm Creek and the Elm Fork of the Trinity River, being the tract where the two streams merge. This makes for almost a full quarter mile of frontage along the creeks. 7.4 acres are out of the flood zone, providing adequate space to build up by the road. The land has some really private areas as well, where trees hide sight of the road and other tracts. LIST PRICE: $9,500/acre | $161,500 total

ABOUT THE CREEK:

This creek is what you think of when you hear the phrase North Texas Hill Country! Lined by limestone shale, it rolls across the rocks in the rainy season, sending out running water sounds you can hear from the pasture. The bed has lots of fossils in it and is really fun to explore and relaxing to be around. The creek is lined on both sides by enormous hardwoods, including elm, sycamore, white oak, bur oak and native pecan. You will find all kinds of wildlife down by the creek as well, such as whitetail deer, Rio Grande turkey and seasonal song birds.

For the tracts that front Brushy Elm Creek, the survey line follows the middle of the creek bed.
