METHOD & TERMS

The Mayfield farm will be sold on a price per acre basis. Tracts 1-7 will be offered through the marketing method of Buyers Choice, whereas the high bidder can elect any tract(s) for their high bid. If the high bidder does not elect all offered tracts, then the remaining tract(s) will continue to be offered Buyers Choice until all tracts have been elected. Following the sale of tracts 1-7, tract 8 will sell for a lump sum or total dollar amount, then tract 9 will sell for a lump sum or total dollar amount. The tracts will NOT be offered in their entirety at the conclusion of the auction.

Immediately following the auction, the successful buyer will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment, payable to Knox County Abstract in Edina, MO, which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before March 21, 2025.

The seller will provide title insurance in the full amount of the purchase price. 2025 real estate taxes will be paid by the buyer of each tract. The CRP payment will be prorated to the day of closing. Tracts 1-7 sell free and clear for 2025 crop year. Tract 8 possession at closing. Tract 9 is occupied by a tenant; tenant has 90 days from closing to move out or continue renting from the buyer, if the buyer chooses to continue. A $900.00 credit will go to the buyer of tract 9 for the 90 days of rent.
