LOCATION

The property is situated on 1.61 acres with plenty of gravel parking and highway frontage located in the 800 block of Hwy. 16, Denmark, IA.

The real estate features a 6444 steel insulated shop building with wood stove, 3 phase electric, overhead doors, concrete floor and water hydrant. Along with a 6074 machine shed with lime floor.

METHOD

The Real Estate will be sold in a single tract at lump sum price by virtual auction at 10AM. Bidding is NOT contingent upon financing, an appraisal or inspection.

TERMS

Ten (10%) percent of the bid price to be due on the day of sale with the balance due in approximately 45 days, on or before Thursday, September 25, 2025 upon delivery of a merchantable abstract and deed.

At the conclusion of the auction, the successful bidder(s) shall enter into a written agreement with the seller. Signing of said agreement will be executed via email or DocuSign.
