This 80 acre ranch in Woodruff is perfectly situated outside town with wide-open expansive views on all sides, plenty of space from your neighbors, and power close.
The terrain is mostly level with some gently rolling areas so this would make an ideal spot for a ranch house or farm. As you reach the south side of the property, you have elevated views of the valley. There are unique rock formations that give the land a lot of character. Great access and panoramic views make this property perfect for building or pulling up in your RV. Live and play while you build and go big or small. Tiny homes on a foundation are allowed (smallest size allowed is approximately 174 square feet) installation of a septic system is mandatory, and water could be by well or by hauling (tanks). Tiny houses on wheels (THOWs) are considered an RV according to Navajo County. THOWs and RVs are allowed up to 30 days a year, or longer with a building permit and a septic system installed.
Less than 6 miles from the small town of Woodruff and only 18 miles to Holbrook, its a quick drive to stock up on the necessities. Just over an hour to the Painted Desert & Petrified Forest and only 3.5 hours to the Grand Canyon, outdoor adventures abound. With spacious views and super easy access, you can take time to enjoy the peaceful life and explore all this area has to offer.
Notes from photographer: From Holbrook, take Hwy 180 toward the Petrified Forest entrance and turn right into Old Woodruff Road. This is a well-maintained graded road which leads to the town of Woodruff. However, before reaching town, as youre rounding the road around the mountain, turn left onto Old Ranch Road. Old Ranch road is also graded and fairly well maintained. Once you turn right to head South however, its a two-track road the rest of the way. Cell service at this location was good, and there is power nearby. The parcel to the North of this one has electricity. There are no other neighbors within at least a mile of this parcel. The ground is covered in tall grasses and bushes which will become tumbleweeds once mature. The South side of this parcel is elevated and begins an overlook to the Valley toward the South.
