Tract 1: +/- 1,096 acres located on the north side of road J. This property offers well maintained grass and fencing on 3 sides. There are 2 wells located on the tract - the solar well is in the SW portion, while the windmill sits along the eastern side. Rolling hills cover the majority of the land and offer great wind protection for livestock and wildlife. 2 existing dams are fixated on the tract as well, offering seasonal watering holes. Pending tract sales, Tract 1 will have an easement along Rd J to the south western tract - Tract 2. See aerial map for road outline.

Tract 2: +/- 1,496 acres located on the south side of road J. This parcel is the furthest SW tract that is available. There is a windmill located on the eastern portion of the property, and has a little under 2 miles of access to the seasonal Goff Creek. There is an existing fence on the west and south side of the property. Approximately 37 acres in the SE portion of the tract will not convey. Access will be granted by an easement on Rd J through Tract 1. Survey work will dictate exact acreage associated.

Tract 3: +/- 691 acres in the south east corner of the contiguous ranch. This parcel will have access from 2 sides; 1 will be from road J on the east side of the ranch, while the other will come from an easement from Tract 1.
